The njmls is a multiple listing service where real estate and homes are listed for sale.  Most of the homes listed are from real estate brokers under contract to sell the condos, but some listings may be for sale by owner.  The most important thing you need to know in order to use the njmls effectively is that the listings services are generally not completely free.  There is a public search option, but this option may not give all the details for a property, such as contact information.  In order to see all of the available listings and get all of the information for each listing you find you will need to pay for a membership.  However, membership fees are not exorbitant, and you will discover that they are well worth it when you find the condo of your dreams in one of the listings.

The second thing you need to know before you use the njmls is where you want to search.  Because the njmls is statewide, you need to know which counties, cities or towns you want to search in for your next condo.  If you are moving for job related purposes, this decision is quite simple.  You want to search within cities and towns that are a decent commute to your job.  However, if you are retired and you are not sure where to move to, you will have to do a little bit of research.  For example, before you use the njmls, you will want to discover where your activities are going to be.  If you like to golf, look at areas that offer a golf course or club nearby.

Of course, neighborhoods have a lot to do with where you want to live as well.  Before you start searching the njmls, take a look at that city’s neighborhoods by visiting the city website.  You should be able to get a fair idea of what the neighborhoods look like and whether they are heavily populated or not.  This will give you a better idea of what addresses to look at when you search within a particular city or county in the njmls.

Buying a home from the NJ mls is a fairly simple and straight forward process, if you know what you are doing.  Your first stop is the NJ mls multiple listings service database.  This is where you will find homes and condos for sale by owner or by real estate broker.  In order to use the NJ mls effectively, you will have to purchase a membership.  The membership fee is not very high, but it is required if you want to receive all of the available listings and get all of the information for each listing you pull up in your search.

Your next stop is a mortgage broker.  You’ll want to get preapproved for a mortgage before you start viewing the homes and condos you find on the NJ mls.  Without a mortgage or a really large bank account you will not be buying anything you find on the NJ mls.  This is an important step that should not be missed.

Once you have been preapproved for a mortgage you can start looking at the homes and condos you found on the NJ mls search.  Use the contact information found on each listing to contact the owner or real estate broker handling the property.  When viewing a property, you should do some research into the neighborhood, schools and activities, as well as your daily commute.  This information will help you decide whether or not you want to purchase the home or condo.

Finally, when you have found the condo you are looking for; make an offer to the broker or owner.  If your offer is accepted, a contract will be drawn up.  This can take about thirty days.  During this same time, your mortgage will be processed so that the money can be released to pay for the property when the contract is closed.  Closing costs are typically additional and must be paid out of pocket.
